Define what “premium” means to you
Premium is not a single specification. For one traveller it means architectural clarity and a wide horizon; for another it means a shaded terrace, an easy arrival and a bedroom that stays dark until morning. Write down the few qualities that would materially improve your stay. Keep them separate from attractive extras that you would enjoy but rarely use.
Start with non-negotiables such as step-free access, separate sleeping rooms, a private outdoor space or a dependable way to arrive without a car. Then identify preferences: sunset light, a particular style of interior or proximity to a village. This distinction prevents a spectacular view from quietly displacing a practical requirement that matters every day.
Compare the same spaces
Accommodation photographs do not always show equivalent parts of a property. One listing may lead with a private terrace, another with a shared lounge, and a third with a nearby viewpoint. Establish which spaces belong exclusively to the booked unit. Ask whether a pool, dining area, garden or shore platform is private, shared or operated separately.
Request a simple floor plan if circulation and room separation matter. A generous total floor area can still contain a small bedroom or require someone to cross a sleeping area to reach the bathroom. Count usable seating for the number of guests travelling. A villa that sleeps several people does not automatically provide equally comfortable dining, lounging and shaded outdoor space for all of them.
Turn descriptions into evidence
Replace broad adjectives with answerable questions. “Private” becomes “Can anyone on the neighbouring terrace see into the bedroom after dark?” “Accessible” becomes a request for entrance widths, thresholds, step counts and bathroom details relevant to the individual traveller. “Close to the lake” becomes a walking route with its surface, gradient and road crossings explained.
Look for recent images that show the full windows, the approach and the immediate surroundings. Reviews can help identify recurring themes, but they reflect different expectations and dates. A complaint about afternoon heat is more useful when you know the month and room involved. One enthusiastic review does not establish suitability for another party, and an old problem may or may not have been resolved.
Put the full cost on one page
Compare the total price for the same dates, party size and occupancy conditions. Check cleaning charges, local taxes, parking, heating or cooling charges, deposits and any fees for additional guests. Ask which payments are refundable, when balances are due and which currency applies. Do not treat a headline nightly figure as the complete financial commitment.
Read the cancellation policy for the actual rate being offered. A flexible description can still include deadlines, partial charges or different treatment of extras. Keep a dated copy of the terms and the written answers that influenced your choice. If weather, transport disruption or illness is a concern, check appropriate insurance separately; do not assume that an accommodation cancellation policy covers those circumstances.
Verify the route to payment
Confirm the identity of the operator and use the payment process specified by the legitimate service you are dealing with. Be cautious if a conversation unexpectedly moves to another channel or introduces a new bank account. A real-looking property image is not evidence that the person requesting money controls the accommodation. Independently verify unexpected instructions before paying.
Citizens Advice and the European Consumer Centre network provide useful starting points for consumer information, although applicable rights depend on where the parties are based and the contract involved. The UK Foreign, Commonwealth & Development Office offers destination travel advice, while ABTA explains travel protection topics. Do not assume that an independently booked villa carries package-travel protection or that a logo establishes membership without checking.
Test the shortlist against a difficult day
Imagine arriving late in rain, spending a warm afternoon indoors and waking early because of bright light. Which property has the clearest answers for those situations? This is not pessimism; it is a way of testing whether the accommodation works beyond its ideal conditions. A slightly less dramatic panorama may support a far more comfortable holiday.
Finish with a short comparison note for each option: the strongest quality, the main compromise and any unanswered question. Avoid creating false precision with an elaborate numerical score. Some requirements are decisive, not averageable. If safe access or necessary privacy remains uncertain, an excellent kitchen cannot compensate for the missing answer.
A compact comparison sheet
| Dimension | Evidence to request | Reason it matters |
|---|---|---|
| View and privacy | Seated view, exterior sightlines, full blinds | The room must work by day and night. |
| Comfort | Shade, bedroom cooling, heating controls | Seasonal suitability goes beyond glass size. |
| Access | Final route, steps, parking, entry instructions | The last stretch can shape every outing. |
| Terms | Total payable, deposit, cancellation conditions | Comparable prices require comparable commitments. |
